Business is slow

My busines has slowed from a run to a walk. I do not expect things to pick up till spring. I have just completed the requirements for my SRA designation, I expect this to generate some extra business at some point in the future.

Christmas Party

My Christmas party this year is going to be quite an event. I am hosting a group of customers, workers and friend to an evening with Dickens.

Our group of 34 will arrive at Actors Theator two hours before the play for dinner at the theator cafe. Then after dinner the group has tickets to "A Christmas Carol". I have one event each year sometimes it is on the 4th of July, that I get a group of people that I work with together just for fun. Business is never discussed at these outings, this is a time for family, out of the office interest, and just hanging out with some really cool people.

What is a comparable sale?

Allen ask what is a comparable sale. Well Allen the ideal comparable sale is the house next door that was build by the same builder, the same year, that closed the day before I am at the home that I am appraising. In the real world a comparable sale is a home that has sold at arms-length that is near the subject,is near the same age, near the same size, on a lot that is nearly the same size. These sales are placed on a grid and the differences are adjusted to make the comparalbe sale as near to the subject as possible. The comparable sales are always adjusted never the subject. As an example if the subject has a two car garage and the comparable used has a one car garage,and the market for the extra garage bay in this area is $2,500 then $2,500 would be added to the comparable sale price to make the two as near equal as possible.

Appraisal inistute course

Just got home from a week in Louisville, I attended an Appraisal Inistute writeing course to fullfull my DEMO report requirement for my SRA designation. The course was the most challenging class that I have taken since I attended Western Kentucky University 37 years ago. The course has so much material that the time limit of one week made keeping up with the assignments difficult to say the least. My fingers are sore from all the typing. I have a new respect for those that set at a keyboard all day. Enough of grousing, the course was great I learned a lot and I know that I will write a better report with what I learned.

Associate work

I have a trainee that is doing excellent work. She has been with another appraiser for two years and never got enough work to qualify for her license. She had learned some bad habits but was eager to learn and quickly got up to speed. She has lighten my work load. It is a joy to work with a young person willing to learn and has the  ambition to work two jobs until she can learn the business and be a full time appraiser. I pay her 50% of the fee for work she does for my clients and 75% of the fee if she brings new clients to our business. I wonder is this is what is common in the business?

Locked bedroom door

I inspected a home this week that had 1/2 pieces of plywood used as gates to prevent the children from getting into certen rooms of the home. One bedroom had a exterior dead bolt lock on the door and I was told that the key was missing. I said that I did need to see the whole interior but if i could not I would just note it in the report. I got out of the home as soon as possible. I don't think I want to know what was behind the locked door.

What is a comparable sale

I comparable sale is ideally the home next door that is the same size and design as the subject that sold and closed the day before I am at the home I am to appraise. Of course in the real world this is impossible, therefore I look for homes that are simular in age first, size second, condition third, design fourth, location as to suburban rural fifth and interior ammities as to trim, carpet,bath fixtures, ect. last.

Having home ready for inspection by inspector

Wnen I enter a home that has trash, junk, or other items covering the floor so much that I have to pick my way through the home it is verry difficult to be objective in the accessment of the home. I wonder if the owner does not care any more for his home that haveing a trail to each room what other maintainance has been deferred.
